We just listed a great condo in Toronto’s king west neighborhood at an amazing price of $185,000 which is well below the market value in the building.

  • 705 King Street West, Unit 1807

The seller is looking to move the unit quickly and is very motivated. It’s an amazing deal for a bachelor/studio unit with Lake views from it’s 18th story floor to ceiling window, updated floors, SS Fridge, BI Dishwasher, and all electric light fixtures.

FREQUENTLY ASKED QUESTIONS

Q1. How much is hydro payment on a monthly basis?
A1. Hydro bill is, obviously, dependent on usage. Having experience with this personally, as well as asking the tenant, it is highly variable. The range is about $55 – $80 per TWO months. That’s roughly $30-40/month. I never got to $80, but my tenant says she maxed out around $80/TWO months and that was an oddity.

Q2. How much is parking? How much is locker?
A2. Parking is $60/mo. Locker is $30/mo. Combine $90/mo.

Q3. Is parking committed?
A3. Yes, parking is ‘leased’ with the unit. That spot is assigned to the unit for as long as the tenant does not give it up. It is a rental from the corporation and is essentially attached to the unit as long as the owner desires.

Q4. Am I able to close earlier than May 30 if the tenant is assumed?
A4. Yes, absolutely.
