There are over 26,000 real estate agents in Toronto helping clients buy and sell real estate yet we only see about 8000 to 9000 transactions a month.  The numbers yield to less than 4 transactions per agent per year which leads the question, is your REALOR the right one?  It’s important to know who is representing you in your sale.

Investment Real Estate Agents are a different breed as they can show you ways of increasing value of your property and decrease your costs to help you net more.  Here are some things you should expect from a dedicated investment REALTOR.

  • Investment REALTOR are number oriented and can show relationship of income with value, help you decide a optimum asking price and average cap rates in the area.
  • They can offer access to latest listings from MLS and even properties that aren’t listed yet.  A daily source of properties that investors can analyse and do drive-by to see if they meet their requirements.
  • Access to local data such as past sold, future developments, infrastructure investments, and regulations effecting property values.
  • Local suppliers for products, contractors and service providers to help the investor achieve their goals.
  • A working relationship with other area REALTOR to help get your office noticed in events of multiple offers.
  • Help you market your property for the highest profit in a fitting time frame.
