10 Ways to get multiple offers for your house

I had written about how you can get your offer accepted when heading into a multiple offer scenario and thought it would be fitting to talk about how you can promote a multiple offers from buyers when listing your property.  Please feel free to share and add to the list:

  1. List at Market Value or just below it – In a hot seller’s market, sellers tend to loose focus and start asking exuberant amounts of money for their real estate.  A good strategy in situations as such is to list your property at market value which makes your property look as a great deal when compared to the market place
  2. Have a pre-list home inspection completed – Nothing makes a buyer more uncomfortable than to buy without a home inspection and if you have one completed, it will allow the buyers a chance to review it and be willing to offer more if they can see what or if any problems are there.
  3. Have all the minor and major repairs completed.  The pre-listing inspection report can help identify what needs to be completed as well to promote buyer comfort with the home
  4. Paint – Any areas that look tired, just pick up the brush and repaint them.
  5. Stage your home – Homes are bought and sold on emotion so any steps you can take to help the buyer feel “at home” will help you get more offers.
  6. Offer home warranty – Buyers usually are tapped out when they make their home purchase and worry if they would have to fix the stove or fridge after the closing.  You can offer them a home warranty that would cover them in the event of a problem.  The warranty can also cover plumbing, electrical and hot tubs.
  7. Hold back offers till a certain time and date – Make sure this is spelled out in the listing that the offers will be presented at a certain time and date.  In case you change your mind about the presentation, you should make sure all the agents that showed your property are notified that you are expecting offers earlier.  This applies to bully offers as well.
  8. Allow your property to be seen with minimal notice and as early or late as possible.
  9. List your property mid week and work with an agent that will do an Agent open house and a public open house if available
  10. Work with an agent that knows how to deal and generate multiple offers for properties through marketing to a wide audience while protecting you through the process.
