An Amazing Month!!

Last month I told you about starting a new project called the Happiness Project under which I would be posting on daily basis about three things I’m grateful for. It’s been an amazing month yet I was inauthentic with myself and felt guilty for not posting updates and I’m going to strive to change this. Here are couple of things I changed in my life that yielded profound effects on my life and happiness.

Reading/Listening to books
I’m a happy subscriber to Audible where you can get one book a month to listen to while you jog, work or relax. It’s been an eye opener for me as to how it’s changed my outlook on everything I have done. I’m happy to report that I’ve already gone through two books and highly recommend them for you and I only signed up on April 17, 2016. My first book was The 10X Rule by Grant Cardone that got me back in touch with my original motivation.

When I first started in this business, I had a rule to be relentless in completing daily activities at a very high level which resulted in my phone ringing. As time went on, I collected and adapted bad habits that resulted in a lower focus on completing the daily rituals. The book brought back my lack of action into light and motivated me to get back into my routines. It also reminded me of the need to do everything at a higher level and be relentless in pursuit till you hit your target.

My second book is The Miracle Morning by Hal Elrod which blessed me with wonderful mornings.  Since I’ve been back from Brazil, I’ve been having issues with being productive early in the morning to get my day started and this book helped me create a routine to get proper sleep and rest (they are two different things as you will learn in the book) and create a morning that supports me in achieving whatever I set out to do.  I’ve been going to the gym 3 days a week, working harder (I’m sore as I’m writing this) and push myself to take on new projects and achieve them.  It’s a great book for anyone who claims they aren’t a morning person and have a hard time getting up or require a lot of sleep.

The Miracle Morning defines a way for you to create a plan of action to achieve your goals and 10X Rule makes sure you don’t give up on it.

As a result of the above activities, business is doing very well and I’m back to having lots of endless energy to keep going to hit my target.  For example, I was able to help once client get $20,000 over the market value for their condo and is closing in a week.  Let me explain; When we did a market evaluation, the value for the property was working out to $320,000 to $325,000 based on units sold in the building which the client was happy about but I saw an opportunity which we could capitalize on.  I found that though the value of the condo is $325,000; there are no comparable units available for sale in the area (read no competition).  Further, the condo unit was very unique as it didn’t have any neighbours on the sides or below which makes it special for anyone looking for a condo apartment that is quiet and enjoyable.  We listed the unit for $349,000 and sold it pretty close to the list. I can’t disclose the sold price as it hasn’t closed yet.  Things to note about this sale are:

  1. My client was able to hold the property for a little bit longer so we could experiment with the higher pricing
  2. My client trusted my input and had confidence in my marketing capabilities.
  3. The property is quiet unique (has a gas fireplace) within the building which created an opportunity for marketing it in fun ways to target a specific buyer.

Those I can’t guarantee similar results for everyone, it’s fun to see how creativity can help pay off for my clients and is a badge of honour that I’m happy to wear.

I also got a chance to attend a new office opening event with our President-Elect Toronto Real Estate Board and owner of Re/max Ultimate Realty, Tim Syrianos, whom I’m happy to call a friend that every real estate office should be modelled after.  I’m happy to see the hard work paying off for Tim and use him as an inspiration in my work.  Thank you Tim for all your support so far!

There is so much other great stuff that has been happening that I won’t be able to type it all out hence will try and do this more regularly.  My intention is to put this out there for your to be inspired and take on the one project you’ve been thinking about and haven’t started yet or have started but pushed it back on your to-do list.  The first step is always hard but once you start going, it becomes easier as it becomes routine.

One of the things I’m looking forward to is seeing my posts one year from now to see the progress I’ve made in my personal and professional life.  You’ve probably seen the feature in Facebook called Memories where you can review past posts; I’m looking forward to using the feature to further motivate myself.
