How much disclosure?

I’m a regular at multiple sites such as Red Flag Deals where I offer advise to the general public about different questions they may have about Real Estate. It’s a strain on my time but it gives me the satisfaction of helping someone who I don’t know through something that they have little to no knowledge about.

Isn’t that what real estate agents do? We meet buyers and sellers on regular basis who have little or no knowledge about the real estate purchase and sale process hence we take their hand and show them the ropes.

I like to take the time to also educate my buyers and sellers about the process and often joke that once we are done, they can start doing my job. It’s true! I take educating my clients very seriously so they can make high quality decisions. My next step forward in the step is to leverage my time by posting more of my knowledge online for the general public to take advantage from it.

This brings me back to my original topic.

It’s often hard to differentiate when you’re offering advise or marketing. Marketing tends to have an active call to action such as call me or email me but when offering advise I close my comments by saying hope this helps. I sometimes have to take questions offline and have to ask for PM (Private Message). This falls into the grey area.

We as real estate agents are governed by regulatory bodies that want to ensure transparency in the process and I had already kept it clear declaring that I’m a real estate agent on the first post by doing the following:

  • Declared that I’m a real estate agent with a brokerage who is looking to help
  • Declared my name in the signature along with a link to information about my disclosures

I’ve further decided to implement the following changes in my signature on a per post basis.

  • My first change is to state that I’m not looking to solicit any buyers or sellers that are currently under agency contract with another agent.
  • The brokerage I work for is independently owned and operated and any questions relating to it’s conduct should be directed toward the brokerage
  • I’ve added two contact mediums which can be used to contact the brokerage

I can say that I’m a bit worried about the size of my signature now but I’ll see how the administrators of the forum react to it. I’m doing this to bring more transparency to my posts and I hope that the owners / administrators / moderators will understand otherwise I will have to revert my signature back to how it was.
